SO STRESSED
So I think we are walking away from the small albeit charming house. The sellers decided to hold onto our offer until after the repairs are done, they want to see what kinds of offers they might get after they "hide" the obvious structural concerns.
I saw another house today that is great. It was priced 25K out of our price range but we went to see it anyway. Its over 2,000sq ft and has 4large bedrooms and a nice pool and spa. Our agent called our lender and as it turns out we do qualify for the additional cost, we were locked into a price range based on what we wanted to pay for a mortgage. We could offer full price on this house but our mortgage payment would jump up 150$ per month. We talked about it and then decided to go for it. When our agent contacted the sellers agent to let them know they could expect an offer we found out they already have one offer. The selling agent mentioned that the offer she had received was near the asking price. we hope ours beats it AT the asking price. Only time will tell. In the area we are looking houses are only on the market if someone has died or if the owners are having to short sale to avoid foreclosure. All 3 of the houses that we have offered on that weren't short sales were the situation where the owners died and the heirs were selling. In each situation the houses were listed at great prices set to sell and each had no less than 4 offers. I really thought we had a chance at this house until we heard it already had an offer. I guess all I can do now is pray. *SIGH*
